Understanding Rental Yield

Gross yield

Annual rent ÷ property value × 100. The simplest measure of income relative to asset cost. Does not account for any expenses.

Net Yield

Annual rent minus annual costs (mortgage, maintenance, insurance, management fees, voids) ÷ property value × 100. A more accurate reflection of actual return.
